1 Acceptance of Terms

By accessing or using SpotLand — whether as a property seeker, owner, agent, or builder — you confirm that you have read, understood, and agree to these Terms and our Privacy Policy. If you do not agree, you must not use the platform. You must be at least 18 years old and legally capable of entering into binding contracts to use SpotLand.

2 User Accounts

You must register for an account to access certain features such as saving properties, contacting listers, or publishing listings. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to provide accurate, complete information during registration and to promptly update it if it changes. SpotLand reserves the right to verify your identity, including via KYC documentation, before activating certain account privileges.

3 Property Listings

SpotLand is a discovery and listing platform — we do not own, manage, broker, or guarantee any property listed on the platform. Owners, agents, and builders are solely responsible for the accuracy, legality, and completeness of the listings they publish, including title, pricing, availability, and regulatory approvals (e.g. RERA registration where applicable). SpotLand reserves the right to review, edit, suspend, or remove any listing that it reasonably believes is inaccurate, fraudulent, duplicate, or in violation of these Terms.

4 User Responsibilities

As a user of SpotLand, you agree to:

• Use the platform only for lawful purposes related to genuine real estate discovery, listing, or transactions.
• Provide truthful information in your profile, inquiries, and listings.
• Conduct independent due diligence — including legal and physical verification — before entering into any property transaction.
• Treat other users, agents, and support staff respectfully in all communications conducted through the platform.
• Comply with all applicable local, state, and national laws relating to real estate transactions.

5 Prohibited Activities

You may not:

• Post false, misleading, duplicate, or unauthorized property listings.
• Scrape, copy, or republish SpotLand content or data without prior written consent.
• Use the platform to send spam, unsolicited marketing, or phishing communications.
• Attempt to bypass platform fees by circumventing subscription or transaction features.
• Reverse-engineer, decompile, or interfere with the platform's security, infrastructure, or normal operation.
• Impersonate another person or entity, or misrepresent your affiliation with a property or organization.

6 Subscription Plans

SpotLand offers free and paid subscription plans for owners, agents, and builders that unlock features such as additional listings, featured placement, and analytics. Plan features, limits, and pricing are described on our Pricing page and may be updated from time to time. Continued use of a paid plan after a pricing change constitutes acceptance of the new pricing for subsequent renewal periods.

7 Payment Terms

Payments for subscription plans are processed securely through our third-party payment partner (Razorpay). All fees are quoted in Indian Rupees (INR) unless stated otherwise and are exclusive of applicable taxes, which will be added at checkout where required. Subscription fees are generally non-refundable except where required by law or expressly stated at the time of purchase. It is your responsibility to ensure your payment details are valid and current to avoid service interruption.

8 Intellectual Property

The SpotLand name, logo, design, software, and platform content (excluding user-submitted listing content) are the property of SocialPartners and are protected by applicable intellectual property laws. You retain ownership of the property listings, images, and descriptions you submit, but grant SpotLand a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute that content for the purpose of operating and promoting the platform.

9 Limitation of Liability

SpotLand is provided on an "as is" and "as available" basis. We do not guarantee the accuracy, completeness, or legality of any listing, nor do we act as a party to any transaction between users. To the maximum extent permitted by law, SocialPartners shall not be liable for any indirect, incidental, special, or consequential damages, or any loss of profits, data, or goodwill arising from your use of the platform, reliance on listing information, or any transaction or dispute between users.

10 Account Suspension

We may suspend or restrict your account, without prior notice, if we reasonably suspect a violation of these Terms, fraudulent activity, abusive behavior toward other users or staff, or any activity that poses a security or legal risk to the platform. Where appropriate, we will attempt to notify you of the reason for suspension and any steps required to restore access.

11 Termination

You may close your account at any time from your account settings or by contacting support. We may terminate or suspend your access to SpotLand for repeated or serious breaches of these Terms. Upon termination, your right to use the platform ceases immediately; provisions relating to intellectual property, limitation of liability, and governing law shall survive termination.

12 Governing Law

These Terms are governed by and construed in accordance with the laws of India, without regard to conflict-of-law principles. Any disputes arising out of or relating to these Terms or your use of SpotLand shall be subject to the exclusive jurisdiction of the competent courts in India.
